Homestead Exemption
How To Apply for Homestead Exemption (Miami-Dade County):
Florida residents are entitled to claim a reduction of $25,000 in the assessed value of real estate used as their personal residence. The value of this exemption varies from municipality to municipality within the county as tax rates vary somewhat based on local assessments, special taxing districts etc. However, as a rule of thumb, the Homestead Exemption will reduce your property taxes by approximately $750.
In order to qualify you must own the subject property as of January 1. Thus, if you buy a property in January of 2002, for example, you can only apply for Homestead Exemption in 2003. On the other hand, if the previous owner of your property was entitled to and had a Homestead Exemption on a property you purchase during the year, you will receive the benefit of the exemption for the entire year.
Application must be made before March 1. Renewals are normally automatic. A post card is mailed out to you and if it is not returned to the property appraiser's office as undeliverable, they retain the exemption in effect.

If you need to file for a 2002 property tax exemption, below is a listing of locations, times, and dates the Property Appraiser’s Office will be available. A pre-printed Homestead Exemption Application was mailed on December 26, 2001 to all properties where a deed was processed in 2001. If you have already applied for your 2002 exemption and have a receipt, disregard the mailing.

Note: For the 2003 tax year and subsequent tax rolls a Social Security Number will be required to file and to maintain your current Homestead Exemption
Any one of the following Proofs of Ownership:
Warranty Deed.
Property Tax bill.
Notice of Proposed Property Taxes.
Homestead Exemption Automatic Renewal Receipt.
Computer Public Value Inquiry printout.
Any two of the following Proofs of Florida Residence:
Driver's License
Automobile Registration (not leased)
Voter Registration
1040 Income Tax Return filed in Florida or W-2 Form addressed in Florida
Intangible Tax Return filed from Florida
Florida Unemployment Compensation Registration
Employment letter with Employer's letterhead
Child School report card or School letter attesting child's registration
Moving van receipt from another county or state
Doctor's letter with Doctor's letterhead
Church letter with Church letterhead
SSA-1099 fiscal year Social Security Statement addressed in Florida
